  • As long term investor our main objectives are to protect the value of the portfolio and to assure a proper and stable return to our shareholders.
     
  • We also know that the majority of the institutional and professional investors are now asking to allocate their capital on products that are resilient and aligned to the sustainable criteria.
     
  • We also know that sustainability has profoundly changed our market, reshaping the concept of "prime" and "grade A" products.
     
  •  How can we achieve this ambitious goal?
     
  • At Generali Real Estate, we have developed a long-term strategy to align the performance of our portfolio with the new sustainability requirements, and we have set up a strategy that includes several actions to be taken at the same time.
     
  • The first point is to invest in green investments, ensuring an adequate return for our shareholders
     
  • The second one is to improve building operations to limit energy consumption and CO2 emissions through fair and responsible behavior,
     
  • The third aspect is the purchase of green energy (as Generali we are currently purchasing 90% green energy) and we ask our tenants to buy green and renewable energy as well.
     
  • And the last point is portfolio rotation, which involves not only the divestment of non-strategic positions, but also new investments of products that are best in class in terms of return and alignment with climate change.

  • In Generali Real Estate abbiamo sviluppato una strategia di lungo termine per allineare la performance del nostro portafoglio ai nuovi requisiti di Sostenibilità e abbiamo impostato una strategia che include molteplici azioni che dobbiamo intraprendere in parallelo.

  • Primo punto investire in investimenti green, assicurando un adeguato ritorno ai nostri azionisti

  • In secondo luogo, potenziare le operazioni edilizie per limitare il consumo energetico e le emissioni di CO2, attraverso comportamenti corretti e responsabili,

  • Il terzo aspetto è l'acquisto di energia verde (come Generali stiamo attualmente acquistando il 90% di energia verde) e chiediamo ai nostri inquilini di acquistare energia verde e rinnovabile

  • E l'ultimo punto è la rotazione del portafoglio che comprende non solo la dismissione delle posizioni non strategiche, ma anche il nuovo investimento di prodotti che sono i primi della classe in termini di rendimento e allineamento ai cambiamenti climatici.
